Enfranchisement stages

Stage 1

A straight forward Enfranchisement of up to 4 flats in the building (possibly 8 flats), we anticipate that our total involvement will be in the region of 326 chargeable hours provided that the price and the terms of the transfer and the “statutory” costs payable to the freeholder are agreed without any need to serve a formal notice on the freeholder or apply to the Leasehold Valuation Tribunal. There will be additional fees if we are instructed to assist with the incorporation of the Management Company and also a Participation Agreement. These costs will be quoted on an individual basis.

Stage 2 and Stage 3

A straight forward Enfranchisement of up to 4 flats (possibly 8 flats) in the building, we anticipate that our total involvement will be in the region of 12 to 14 chargeable hours provided the price and the terms of the transfer and the “statutory” costs payable to the freeholder is agreed without any application to the Leasehold Valuation Tribunal.

Stage 4 and Stage 5

Making an application to the Leasehold Valuation Tribunal for a hearing takes approximately 4-6 chargeable hours. Preparing for and attending a one day hearing at the Leasehold Valuation Tribunal will take approximately 30 chargeable hours.

Lease Extensions

Stage 1

For straight forward lease extensions, we anticipate that our total involvement will be in the region of 8-12 chargeable hours provided that the price, the terms of the new lease and the “statutory” costs payable to the freeholder are agreed without any application to the Leasehold Valuation Tribunal.

Stage 2

If negotiations seem sensible then any correspondence with the freeholder would be charged by our hourly rates of between £175.00 to £195.00 plus VAT and disbursements.

Stage 3 and Stage 4

Making an application to the Leasehold Valuation Tribunal for a hearing takes approximately 4-6 chargeable hours. Preparing for and attending a one day hearing at a Leasehold Valuation Tribunal will take approximately 30 chargeable hours.
